The building is defined by a curtain of elegant, three-story-tall fins rendered in a gentle blue gradient that create an ethereal layer between onlookers at street level and the building itself. The building makes a conscious effort to engage the pedestrian-oriented urban fabric. A second-floor terrace unfolds into a monumental stair that aligns with Oleander Walk, a pedestrian street that runs through the heart of the Near Southside. From Oleander Walk, the building welcomes people up the stairs into a compelling outdoor space above the vehicular traffic of 8th Avenue.

Located behind the fins at the second and fourth floors are outdoor lounges with views up and down 8th Avenue and vistas beyond to the cultural district. 1165 8th Ave harmoniously incorporates multiple uses. It features allocated retail and restaurant space, a multi-level bar with mezzanine seating, and boutique hotel.
